Straight answers to the questions Gold Coast, Brisbane, Logan and Tweed property owners ask most, from the team at Clean Exteriors Pressure Cleaning.
A full exterior soft wash of a standard Queensland home costs $350 to $750 with us. Where you land in that range depends on the size and height of the house, what the walls are made of, how much mould or salt has built up, and how easy it is to get around the property. You get a fixed price before any work starts.
A single-storey house with clear access sits toward the bottom of the range. Two-storey and high-set homes, heavy mould and tight side passages push it up. Driveways, roofs, gutters, windows and solar panels are priced separately, and a lot of people book two or three at once to get it all done in one visit.

We quote driveways per job because the size, the surface and the staining vary so much. Plain concrete with general grime is quicker than exposed aggregate with oil stains and heavy mould. Send us the rough size, the surface type and a photo of any stains and we will come back with a fixed price.
Paths, the front entry, alfresco areas and pool surrounds can go on the same quote. Adding them to one visit costs less than booking them separately.

Yes. Two-storey homes take longer and need more equipment to reach the upper walls, eaves and gutter line, so they cost more than a single-storey home of the same floor area. A two-storey wash can take most of a day. We price it after we know the height, the wall materials and how dirty it is.

Call 1300 22 44 15 or fill in the quote form on any page. On business days we reply within two hours with a fixed price, or with a couple of questions if we need a photo first. Once you accept, we lock in a day, and you don't need to be home as long as we can reach an outside tap.
To speed things up, tell us the suburb, the number of storeys, what the walls are made of, and anything else you want done while we're there (driveway, roof, gutters, windows). A photo of the worst area helps.
Ask how they will clean each surface, not just what they charge. A good operator soft washes render, paint, cladding and roofs and saves high pressure for concrete and pavers. Check they hold public liability insurance and can show a certificate of currency, that the quote is a fixed price, and that they have real reviews and before and after photos of their own work.
For the record: we carry $20M public liability and can send the certificate with the quote, every quote is fixed, and the photos in our gallery are from our own jobs. Our Google reviews are linked in the footer.

Pressure washing uses high-pressure water (up to 4,000 PSI with our hot-water machines) and is for hard surfaces like concrete driveways, brick paving and pool surrounds. Soft washing uses about garden-hose pressure plus a biodegradable solution that kills mould, algae and lichen at the root, and it's what we use on render, paint, weatherboard, cladding and roofs. Most houses need both: a soft wash for the walls and roof, and pressure cleaning for the driveway and paths.
Soft-washed walls stay clean longer because the growth is dead, not just knocked off the surface. We work out the method for each surface when we quote, so you don't have to pick. More detail on the house washing and pressure washing pages.

It can if someone uses the wrong method. High pressure strips paint, gouges render, cracks mortar, moves roof tiles and drives water behind cladding. That's why we never high-pressure tiled roofs or painted and rendered walls, and soft wash them instead. On hard surfaces we match the pressure to the material and turn it down for decorative concrete and older pavers.

Every outside wall (render, brick, weatherboard or fibre cement), the eaves, fascias, soffits and barge boards, the downpipes, the window frames, outdoor lights and the outside face of the gutters. We work from the top down so dirty water never runs over a section that's already done. Cobwebs and dust in the eaves come off in the wash.
Roofs, driveways, gutter clean-outs, windows and solar panels are separate services you can add to the same visit. See what a full exterior clean includes.

Gently. Weatherboard and fibre cement hold mould in the grain grooves, and timber homes and old Queenslanders have joints that high pressure will force water into. We soft wash them at low pressure, let the solution kill the mould, and rinse. It comes up clean without streaks or raised grain.
Yes. Timber decking and fences are on our list, but timber is soft, so we use a much lower setting than we would on concrete. The aim is to lift the grime and grey growth without furring up the grain.
If you plan to oil or stain the deck afterwards, let it dry completely first.
Every two to three years suits most Queensland homes. Beachfront homes, homes near bushland and heavily shaded houses grow mould and algae faster and usually need it every 12 to 18 months. Roofs need cleaning every one to two years and driveways every 12 to 18 months.

Brick itself is tough, but high pressure can wash out old mortar joints and push water into the wall cavity. We soft wash brick and rendered homes with low pressure and a biodegradable solution that kills the mould, then rinse. It cleans just as well and lasts longer.

Yes. A biodegradable pre-treatment followed by hot-water pressure cleaning takes out embedded green and black mould. Oil gets a specialist degreaser and hot water. Fresh stains usually come out completely, and very old, deep ones may fade a lot rather than vanish.
Tyre marks usually lift or fade a lot with hot water and degreaser. Rust is different: it's a mineral stain, not grime, so pressure alone won't remove it and it needs a separate treatment. Send us a photo and we will tell you honestly what result to expect before you book.
Carefully, and with the pressure set for the surface. Exposed aggregate needs enough pressure to clean between the stones without loosening them. Stamped, stencilled and coloured concrete get a lower setting so the pattern and colour aren't etched.
If you want it to stay clean longer, yes. Sealer bonds properly to a freshly cleaned, dry surface and helps it resist oil stains and algae, and it makes the next clean easier. Ask about post-clean sealing when you request your quote.

Yes. Car parks, hardstands, loading areas, footpaths and garage floors are all hard surfaces our hot-water machines handle well, including oil and grease. For busy sites we work early, late or on weekends, and we manage runoff to meet council requirements.
Yes. Concrete, brick and block retaining walls get a pre-treatment and a pressure clean matched to the material. Painted or rendered walls get a soft wash instead, the same as a house wall.
Yes. Pressure cleaning, pressure washing and high-pressure cleaning all mean cleaning a surface with a powerful jet of water. In Queensland most people say pressure cleaning. What matters more is the pressure and water temperature used on each surface, which is why we hot-water pressure clean concrete and soft wash roofs, render and paint.

The slippery layer is almost always algae. We treat it with a biodegradable solution and then clean the pavers or tiles with the pressure set for the surface, which removes the growth rather than just the top layer. Surfaces are noticeably less slippery straight away.
Pool fencing glass can go on the same visit through our window cleaning service. More on this in cleaning pavers, patios and pool surrounds.

Low pressure and patience. Sandstone is soft and porous, so high pressure can erode the face and leave marks. We pre-treat to kill the growth, clean at a low setting and rinse well. Avoid acid cleaners on sandstone, because they can damage the stone.

Give it a few days if you can. Surfaces are usually walkable within an hour or two of a pressure clean, but it's better to give them a full day to dry before the furniture goes back. That also leaves time to fix anything you want touched up.

Mould returns when the cleaning only removes what you can see and leaves spores in the surface, which is common with high pressure alone. A soft wash applies a biodegradable treatment that kills mould, algae and lichen at the root, so walls stay clean two to three times longer. On the Gold Coast, shaded and south-facing walls regrow first.
Keeping gutters clear, cutting plants back from walls and washing before growth gets heavy all help. See house washing and roof cleaning.

We use professional-grade biodegradable cleaning solutions. On walls and roofs they are applied at low pressure and left to kill the growth before rinsing. On concrete and pavers a biodegradable pre-treatment goes on first, then hot-water pressure cleaning. Once diluted they are safe for plants, pets and waterways, and we pre-water garden beds on every job.

Shade keeps concrete and pavers damp, and algae and mould love damp. We kill the growth with a pre-treatment, pressure clean it out of the surface and rinse. In heavily shaded spots it will come back sooner than in full sun, so these areas usually need cleaning every 12 months or so.

A soft wash. Black streaks on render are usually algae or mould growing in the texture of the surface. High pressure damages render and leaves spores behind, while a low-pressure biodegradable treatment kills the growth and lets it rinse off. White powdery marks on render are often efflorescence (salts), which is a different problem.

Soft washing, done from the right spots on the roof. A low-pressure biodegradable treatment kills lichen, moss and algae, and the dead growth rinses off with a gentle rinse or the next few rains. Nobody needs to blast the tiles, which is what cracks them and damages the ridge capping.

Yes. Metal roofs in our humidity get lichen spots and black algae streaks. The soft wash treatment removes them without harming the coating, and it's gentler on the roof than pressure cleaning.

Yes. Paint and coatings don't hold well over lichen, moss or chalky residue. A soft wash kills and removes the growth so the roof painter starts on a clean surface. Tell us your painting date so the roof has time to dry.

You slow it down rather than stop it for good. Because the soft wash treatment kills lichen and moss at the root, regrowth takes much longer than after a pressure clean. Keeping overhanging branches trimmed and the gutters and valleys clear helps, and most roofs need another clean every one to two years.

Yes, and it's the sensible order. Roof cleaning washes debris into the gutters and valleys, so we clean the roof first and the gutters after, then flush the downpipes. Booking both together costs less than two separate visits.
It depends on the size and pitch of the roof, the number of storeys, whether it is tile or metal, and how much moss and lichen has built up. We look at the roof, or photos of it, and give you a fixed price before any work starts, so the quote is what you pay.

We clear the leaves, twigs and sludge from the gutters and roof valleys, remove the debris, flush every run with water to check it drains to the downpipe, and check each downpipe for flow. We also look for rust, loose hangers and sagging sections, and you get a written condition report afterwards.
Yes. Two-storey gutters take longer and need more setup, so they are priced accordingly. The service is the same: clear, flush, check the downpipes and report anything that needs fixing.
Book for September or early October, before the Gold Coast storm season starts. Most homes need a second clean after the autumn leaf drop around May. If you are under heavy tree cover, quarterly is safer, and we offer half-yearly and quarterly plans at a discounted rate.

More often than inland homes, because salt film builds up on top of the usual mould and grime. We suggest windows every two to three months for most homes and monthly right on the beach, solar panels every six to twelve months (the shorter end near the coast), and a full house wash every 12 to 18 months, ideally before the summer storm season.
Salt dulls glass, cuts solar output and collects on window frames and metal fittings. See window cleaning and solar panel cleaning.

The glass inside and out if you choose both, plus frames, sills and tracks. We also do sliding doors, glass balustrades, glass pool fencing and flyscreens. Outside glass is cleaned with purified water on extendable poles, which dries without spots.
Up to three storeys, yes, using water-fed poles from the ground. For taller buildings you need a rope access or elevated work platform contractor, and we will tell you that straight rather than take on a job we can't reach safely.
Yes. Both use the same purified water system, so doing them in one visit makes sense and costs less than two separate bookings. Gutters can go on the same visit too.
It depends mostly on the number of panels, the roof height and pitch, and how dirty they are. We quote a fixed price per job. Tell us how many panels you have and whether it's a single or two-storey roof and send a photo, and we can often quote from that.
Yes, more than general dust. A dropping shades part of a cell, which can create a hot spot and damage the cell over time. Our deionised water and soft brushes remove them without scratching the glass, and we let you know if the bird proofing is damaged.
We don't recommend it. High pressure can force water past the panel seals and wear the glass coating, and tap water leaves mineral spots that block light. We clean panels with purified water and soft brushes only, which is safe for every panel brand.
Not well. A pressure washer can push water past window seals and into tracks and frames, and tap water dries with spots. We use a water-fed pole with purified water, which reaches upper-storey windows from the ground and dries without streaks.
A written scope listing each area and how often it gets cleaned (driveways and car parks, paths, bin bays, walls, windows, gutters), the method for each surface, working hours that suit residents, how runoff is managed, and the contractor's certificate of currency. We offer monthly, quarterly and half-yearly contracts and can send a certificate with the quote.

Yes. We service restaurants, cafes and hospitality venues. Greasy courtyards and bin areas get a degreaser and hot-water pressure clean, walls get a soft wash, and we book around service times so nothing gets in the way of trade.
Yes, done properly. Our cleaning solutions are biodegradable and safe for plants and animals once diluted, and we pre-water and protect garden beds before and after every job. Keep pets inside while the treatment goes on and until the surfaces are rinsed and dry.
We use biodegradable cleaning agents on every job, pre-water and protect gardens, and manage runoff to meet council environmental rules. On solar panels and windows we use purified water with no chemicals at all.
