The short version
For a standard Queensland home, a full exterior soft wash with us costs $350 to $750. That covers the walls (render, brick, weatherboard or fibre cement), eaves, fascias, soffits, barge boards, downpipes, window frames, outdoor lights and the outside of the gutters.
What pushes the price up or down?
Size is the obvious one: more wall means more time and more solution. Height matters nearly as much, because a two-storey or high-set house takes longer to reach and needs more setup than a single-storey home.
Then there's what the walls are made of and how dirty they are. Render and painted weatherboard need a careful soft wash. Heavy black mould or a thick salt film on a beachfront house takes longer to treat than light dust. Finally, access: a steep block, a narrow side passage or a garden right up against the walls all add time.
What about the driveway?
Driveways are quoted per job. A small plain-concrete driveway with general grime is a very different job from a big exposed-aggregate driveway with old oil stains. Paths, patios and pool surrounds can go on the same quote, and doing them in one visit costs less than booking them separately. More on the driveway cleaning page.
Are roofs, gutters, windows and solar extra?
Yes, each is priced on its own: roof cleaning, gutter cleaning, window cleaning and solar panel cleaning. A lot of customers book a house wash with one or two of these so the whole property is done at once.
How does the quote work?
It's free and there's no obligation. Call 1300 22 44 15 or use the quote form, and on business days we reply within two hours. The quote is a fixed price. If something unexpected turns up on the day, we talk to you before doing anything about it.
You'll get an accurate quote faster if you tell us the suburb, the number of storeys, what the walls are made of and what else you'd like done, and send a photo of the worst area.
Is a cheap high-pressure wash a false economy?
Often. High pressure on render, paint or cladding can cause damage that costs far more than the wash, and it leaves mould spores behind, so the growth is back sooner. A soft wash costs about the same and typically lasts two to three times longer. The soft washing vs pressure washing guide goes through why.
