Why bother before a sale?
Buyers see the listing photos before they see the house, and a mouldy wall, a black driveway or a lichen-covered roof looks like deferred maintenance. Cleaning is one of the cheaper ways to make a property look looked after. It doesn't fix anything structural, and it shouldn't be used to hide a problem, but it does let people see the house as it actually is.
What makes the biggest difference?
From the street, the driveway and the front of the house do most of the work. A pressure-cleaned driveway is one of the quickest jobs we do and one of the most visible. Next is a house wash, which takes mould, dust and grime off the walls, eaves and fascias. If the roof shows lichen spots or black streaks in the photos, a roof clean is worth it, because roofs feature heavily in drone and street shots.
After that it's the details buyers notice at an open home: windows, the entertaining area, the pool surround, the side paths and the bin area.
How far ahead should I book?
Aim for one to two weeks before the photographer. That gives every surface time to dry properly, and with a roof soft wash, some of the dead growth keeps rinsing off in the next rain. It also leaves room to reschedule if the weather turns. If the auction or open home is weeks after the photos, a quick window clean the week before is a good touch.
A pre-sale checklist
- House walls, eaves and fascias soft washed
- Driveway, front path and entry pressure cleaned
- Roof cleaned if lichen or streaks show
- Gutters cleared, and the outside face of the gutters cleaned
- Windows and glass balustrades cleaned
- Patio, alfresco and pool surround treated for algae
- Bin area and side paths done
What about a property valuation?
The same list applies. A valuer looks at condition, and a clean exterior makes it easier to see that the paint, render and roof are sound.
