How often should coastal and beachfront Gold Coast properties be cleaned?

Tom, co-founder of Clean Exteriors, cleaning windows on a customer's home
Short answerCoastal homes collect salt film on top of the usual mould and grime, so they need cleaning more often than inland homes. We suggest windows every two to three months (monthly right on the beach), solar panels every six to twelve months, and a full house wash every 12 to 18 months, ideally before the summer storm season.

Why do beach houses need more cleaning?

Salt spray settles on everything. In Surfers Paradise, Broadbeach, Burleigh Heads, Palm Beach and Coolangatta you get a salt film on the glass, the solar panels, the window frames and anything metal. Add the Gold Coast humidity and the usual mould and algae, and surfaces get dirty a lot faster than they would a few kilometres inland.

Our suggested schedule

ServiceMost homesBeachfront and coastal
WindowsEvery 2 to 3 monthsMonthly
Solar panelsEvery 6 to 12 monthsCloser to every 6 months
House washEvery 2 to 3 yearsEvery 12 to 18 months, before storm season
RoofEvery 1 to 2 yearsEvery 1 to 2 years, sooner if growth shows
DrivewayEvery 12 to 18 monthsEvery 12 to 18 months
GuttersTwice a yearTwice a year, quarterly under heavy trees

Treat these as a starting point. Once we've seen how exposed your place is, we'll suggest something that fits it.

What does salt do to windows and solar panels?

On glass, salt leaves a dull haze that doesn't come off with the hose. On solar panels it cuts the light reaching the cells, so output drops. We clean both with purified water and soft brushes. It dries without streaks and it's safe for the panels and their warranty.

When's the best time of year?

Spring. A wash in September or October clears the winter build-up before the wet season, and it's the right time to get the gutters cleaned before the storms arrive.

Can it be put on a schedule?

For gutters and commercial properties, yes. We offer half-yearly and quarterly gutter plans and monthly, quarterly and half-yearly contracts for commercial sites. For anything else, ask for a quote and tell us what you'd like done regularly.
