We don't high-pressure clean tiled roofs. It damages the ridge capping mortar, moves tiles, can void the manufacturer's warranty and drives water up under the roofline. We use a low-pressure system that applies a biodegradable treatment instead. It kills lichen, moss, algae and mould at the root, and the dead growth washes off with a gentle rinse or over the next few rain events.
We clean terracotta tiles, concrete tiles, corrugated iron and Colorbond. Tiles respond well to soft washing. Metal roofs in our humidity tend to get lichen spots and black algae streaks, and the treatment removes these without harming the coating. While we're up there we check the ridge cap pointing and look for loose tiles.
Lichen and moss hold moisture against the roof, which speeds up corrosion on metal and wears down tiles. Dead growth and debris also wash into the valleys and gutters, and blocked valleys are a common cause of leaks. Keeping a roof clean helps it last longer and looks better when it's time to sell.

Pressure washing uses high-pressure water (up to 4,000 PSI with our hot-water machines) and is for hard surfaces like concrete driveways, brick paving and pool surrounds. Soft washing uses about garden-hose pressure plus a biodegradable solution that kills mould, algae and lichen at the root, and it's what we use on render, paint, weatherboard, cladding and roofs. Most houses need both: a soft wash for the walls and roof, and pressure cleaning for the driveway and paths.
