Soft washing uses low pressure and a biodegradable, plant-safe solution. The solution kills algae, mould, lichen and mildew, and then it all rinses off. Because the growth is killed rather than just blasted off the top, walls stay clean for longer. It's the method we use on anything painted, rendered, weatherboard, timber, fibre cement or older masonry.
A full house wash covers the rendered and brick walls, weatherboard and fibre cement cladding, eaves, fascias, soffits, barge boards, downpipes, window frames, outdoor lights and the outside face of the gutters. We work from the top down so dirty water never runs over a section we've already done. For a standard Queensland home it typically costs $350 to $750.
High pressure can gouge render, strip paint, crack mortar, push water behind cladding and void a roof warranty. A soft wash runs at about garden-hose pressure and lets the cleaning solution do the work. Since the growth is killed at the root, a soft-washed house typically stays clean two to three times longer than one that's only been pressure washed.
Planning to repaint? Paint put over mould, algae, dust or chalky old paint doesn't stick well and can start peeling early. A pre-paint soft wash gets the walls clean so your painter starts on a sound surface. If you're selling, a house wash is also one of the cheaper ways to make the place look cared for in the listing photos.
Different houses get dirty in different ways. Render gets algae and white efflorescence, mostly in shady spots and up near the roofline. Brick collects moss and algae in the mortar joints. Weatherboard and Hardiplank hold mould in the grain grooves. Timber homes and old Queenslanders need the most care, because pressure pushes water into the joints. Soft washing is low-pressure water plus a biodegradable cleaning solution. It's much safer than high pressure on render, weatherboard, timber and painted cladding, and because it kills algae and mould at the root, the clean lasts longer.

Every two to three years suits most Queensland homes. Coastal homes, homes near bushland and heavily shaded houses grow mould and algae faster and often need it every 12 to 18 months.
Often, yes. If the paint is sound but looks dull and stained, a soft wash can bring it back and put off the repaint for three to five years. If the paint is flaking or chalky, washing won't fix that and it's time to talk to a painter.

Pressure washing uses high-pressure water (up to 4,000 PSI with our hot-water machines) and is for hard surfaces like concrete driveways, brick paving and pool surrounds. Soft washing uses about garden-hose pressure plus a biodegradable solution that kills mould, algae and lichen at the root, and it's what we use on render, paint, weatherboard, cladding and roofs. Most houses need both: a soft wash for the walls and roof, and pressure cleaning for the driveway and paths.

It can if someone uses the wrong method. High pressure strips paint, gouges render, cracks mortar, moves roof tiles and drives water behind cladding. That's why we never high-pressure tiled roofs or painted and rendered walls, and soft wash them instead. On hard surfaces we match the pressure to the material and turn it down for decorative concrete and older pavers.

Gently. Weatherboard and fibre cement hold mould in the grain grooves, and timber homes and old Queenslanders have joints that high pressure will force water into. We soft wash them at low pressure, let the solution kill the mould, and rinse. It comes up clean without streaks or raised grain.
Mould returns when the cleaning only removes what you can see and leaves spores in the surface, which is common with high pressure alone. A soft wash applies a biodegradable treatment that kills mould, algae and lichen at the root, so walls stay clean two to three times longer. On the Gold Coast, shaded and south-facing walls regrow first.

On concrete and pavers a biodegradable pre-treatment goes on first, then hot-water pressure cleaning. Once diluted they are safe for plants, pets and waterways, and we pre-water garden beds on every job.

A soft wash. Black streaks on render are usually algae or mould growing in the texture of the surface. High pressure damages render and leaves spores behind, while a low-pressure biodegradable treatment kills the growth and lets it rinse off. White powdery marks on render are often efflorescence (salts), which is a different problem.
