What usually needs cleaning on a strata property?
Driveways, car parks and garage floors. Paths, entries and common courtyards. Bin bays and hardstands, which get grimy and smelly fast. The building's external walls, rendered or painted, plus balconies and glass balustrades from the outside. Common-area windows and shopfront glass on mixed-use buildings. Gutters and downpipes. Pool surrounds and BBQ areas if there are any.
What should the contract or scope include?
Each area listed separately, with how often it's cleaned and how. That last part matters: rendered and painted walls should be soft washed, not pressure washed, and the scope should say so. Add the working hours, how residents will be notified, how runoff will be managed, and a requirement for a current certificate of currency before work starts. It also helps to agree on how the contractor reports back, for example photos and a short note after each visit.
How often should common areas be cleaned?
| Area | Typical frequency |
|---|---|
| Bin bays and hardstands | Monthly to quarterly |
| Driveways, car parks, paths | Quarterly to half-yearly for busy sites, yearly for quieter ones |
| External walls (soft wash) | Every 2 to 3 years, sooner for shaded or beachfront buildings |
| Common-area windows | Every 2 to 3 months, monthly on the beachfront |
| Gutters | At least twice a year |
These are typical ranges. The right schedule depends on the building's exposure, traffic and budget, and we're happy to suggest one after a site visit.
How do you choose a contractor?
Check the insurance first. Ask for a certificate of currency for public liability and confirm it's current. Then ask how they'll clean each surface. Anyone planning to pressure wash render or paint is going to cost the scheme money. Look for fixed pricing, real before and after photos of their own work, and experience working around residents. Our details: we carry $20M public liability, we send the certificate of currency with the quote, and every quote is a fixed price.
How do you work around residents?
We book early mornings, evenings or weekends when that suits the building, and we plan the order of work so paths and car parks are only out of action for short periods. Notices to residents are best sent through the manager a few days ahead, and we'll give the manager the dates and times to include.
What about older buildings?
Older render and paint can be fragile, which is one more reason to soft wash. Low pressure and a biodegradable treatment clean the walls without stripping paint or opening up cracks.
Arranging a quote through your manager
Body corporate managers, strata companies and committee members can all request a quote. Send the site address, the areas you want included and any access notes, and we'll come back with a written, fixed-price scope. We offer monthly, quarterly and half-yearly contracts.
